Background

Hemsö is Sweden’s leading owner of social infrastructure properties: schools, elderly care homes, healthcare buildings and premises for the justice system. The portfolio is 483 properties with a combined value of about SEK 90 billion, in Sweden, Finland and Germany, owned by Tredje AP-fonden (85 %) and Sagax (15 %). In recent years Hemsö has cut its energy costs through operational optimisation and digital tools.

The next step has a number on it. Hemsö’s digitalisation programme aims at measurable business value of at least SEK 50 per square metre and year by 2030, and that requires collecting and using data regardless of which supplier or technical solution produced it. In 2026 Hemsö signed an agreement with Sensative to roll out Yggio across its Swedish property portfolio.

What Yggio does for Hemsö

Yggio gathers data from sensors, energy meters and building control systems on one vendor-independent platform. Property managers, energy staff and technicians see the same real-time picture, which makes it possible to spot deviations early, optimise operations and follow up the effect of every measure.

“To succeed, we need to be able to collect and use data independently of supplier and technical solution,” says Fredrik Hörnsten, Chief Digital Officer at Hemsö. “Yggio gives us one platform for data from the whole portfolio, and with that a foundation for taking the next step towards data-driven property management.” (Translated from the Swedish press release.)

A direct agreement, adapted over time

The agreement is signed directly between Hemsö and Sensative, so that Yggio can be adapted over time to Hemsö’s workflows, systems and reporting requirements rather than fixed at the start. Rollout began before the summer of 2026, scales up through the autumn, and installations run across Sweden until 2028.

“A large property portfolio needs an open and cyber-secure data infrastructure to create value from its data,” says Johan Frilund, CEO of Sensative. “Hemsö has made that choice clearly, and we look forward to building the platform together with them.” (Translated from the Swedish press release.)
